Bottom line

Pick two markets, solve the day rather than the room, and the house sells itself.

Not my photographs — these are the property’s own images, exactly as a foreign guest meets them today. They are good. That is the point: the house is already ready for this guest, and the pictures prove it. What is missing sits everywhere around them.
Aspiration

Known by name in
two cities.

Booked from Singapore and Hong Kong as a solved weekend rather than a beautiful room, at a rate the domestic market would not pay.

Key problem

Ready for a guest
who cannot find it.

FINDING 01

“Foreigners” is not a market. It is four markets that behave differently.

Singapore, Hong Kong, Taiwan and Japan research on different platforms, book on different timelines and want different things. Europe is a fifth case entirely.

Aiming at all of them reaches none of them. The first decision is not marketing. It is choosing two.

FINDING 02

The house is already ready. The discovery path is domestic.

Jeju stone-house architecture, a private heated pool, a sauna, whole-house privacy, ₩600,000 a night. Every one of those reads correctly to a foreign guest without translation.

But discovery runs through Korean-language platforms and Korean search. Excellent on a Korean platform is invisible everywhere else.

FINDING 03

What stops the booking is dinner, not the bedroom.

A family in Singapore can find a beautiful house. What they cannot picture is the second afternoon, a driver, and eating well without Korean.

So they book a hotel with a concierge instead. The gap is not the property. It is everything around it.

Levers & sequencing

The cheap move is
a decision.

Where the four moves sit. Position is a judgement, not a measurement.
MoveWhenWhat it costs
01 Choose Singapore and Hong Kong

Direct flights, high spend, an established three-night luxury habit, English as the working language.

WhenThis month CostA decision, not a budget.
02 Write one honest English page

Transfer times, whether a car is needed, language, what is within twenty minutes. Unglamorous, and it converts.

WhenThis month CostA day of writing.
03 Build the partner set before the marketing

An English-speaking driver, one chef who will cook in the house, a masseuse, two curated half-days.

WhenThis season CostRelationships. Revenue share, not cash.
04 Get listed where they browse

Design-led platforms and curated travel press rather than volume OTAs.

WhenThis year CostCommission, and patience.
Demand

Two markets, chosen
on purpose.

  • Singapore and Hong Kong couples

Two to three nights, high spend, book four to eight weeks out, decide on privacy and design.

  • Korean-diaspora families returning

With non-Korean-speaking partners or children. They need exactly the solved-logistics product.

  • Small Seoul offsites

Six to eight people, midweek, one invoice. Fills what leisure demand leaves empty.

An extract. The full version was written for the people who run the house and sent to them privately. Unpaid and unasked for. Details are from public listings plus four nights on site; the working version carries the competitor set, the platform list and draft copy.
